Simon Property Group announced robust second-quarter results, with executives highlighting the significant impact of special events and unique activations in driving retailer sales growth and shopper traffic. During a Monday (Aug. 10) earnings call, Eli Simon, CEO, president, and chief operating officer of Simon Property Group, stated that “shopper traffic accelerated in the quarter, and retailer sales volume again grew solidly year over year,” underscoring the portfolio’s strong market position.
Strong Performance Across U.S. Malls and Premium Outlets
The company’s U.S. malls and premium outlets, which accounted for 76.9% of Simon Property Group’s net operating income during the second quarter, demonstrated consistent or improved year-over-year operating statistics as of June 30. Occupancy rates remained stable at 96%, while the base minimum rent per square foot saw a 6.3% increase, reaching $62.42. Notably, reported retailer sales per square foot for the trailing 12 months surged by 13.9% to $838, according to a Monday press release.
Eli Simon emphasized the company’s commitment to enhancing the physical retail experience, remarking, “We continue to host unique activations that highlight the incredible value our portfolio offers.” These initiatives are designed to draw consumers to Simon’s diverse portfolio of shopping, dining, entertainment, and mixed-use destinations across North America, Europe, and Asia.
National Outlet Shopping Day Fuels Participation and Sales
A key driver of this growth was the fifth annual National Outlet Shopping Day, held from June 11-14 across 90 premium outlets and other destinations. This event, designed to rival Black Friday with exclusive offers, generated substantial engagement. Eli Simon reported significant growth in both shopper traffic and retailer sales, alongside a 25% year-over-year increase in retailer participation, as detailed in a June 8 press release.
Leveraging Global Moments with Experiential Programming
Beyond traditional shopping events, Simon Property Group strategically leveraged global cultural moments to create immersive consumer experiences. The company hosted soccer fan experiences and programming at select locations during the summer, building on the momentum around the World Cup, according to a May 28 press release. These activations included large-scale block parties, communal soccer watch parties, and exclusive Adidas product releases and in-store engagements.
Eli Simon underscored the efficacy of these experiential strategies, stating, “The shopper and retailer response to these types of events underscores Simon’s offering, the ability to turn major moments into large-scale real-world experiences that bring our consumers, brands and communities together.” This approach demonstrates Simon Property Group’s successful strategy of integrating entertainment and community engagement with retail, thereby solidifying its properties as preferred destinations for both shoppers and tenants in an evolving retail landscape.
